Terms at 160 Alonzo Cain Rd
- Lease Term: A 12-month lease is required. - Move-In Costs: A security deposit of $3,000 and the first month's rent of $3,000 are due at lease signing. - Rent & Late Fees: Monthly rent of $3,000 is due on the 1st of each month. A grace period of 5 days is provided. If rent is not received by the 6th, a late fee of $100 will be assessed, plus $10 per day thereafter until paid in full. Late fees may be treated as additional rent. - Appliances: All major appliances are included. The property is otherwise unfurnished. - Utilities (Electric): All utilities, including electric service, will remain in the Landlord's name. Landlord will provide a monthly credit of up to $200 toward the electric bill. Tenant agrees to pay any amount exceeding $200 within 5 days of receiving notice of the overage. Failure to pay may be treated as additional rent and subject to late fees. - Smoking Policy: Smoking and vaping are strictly prohibited anywhere inside the property. o Violation: A minimum fee of $500 per occurrence will be charged, plus any costs for cleaning, deodorizing, or damage repair. Repeated violations may result in lease termination. - Pets and Animals: No pets are permitted on the premises. Exception: This does not apply to legally recognized service animals or approved assistance animals in compliance with applicable law. Unauthorized animals will result in a $500 fee per occurrence and may constitute a lease violation subject to termination. - Occupancy Limit: Maximum occupancy is limited to three (3) tenants. Any guest staying more than three (3) days in any 30-day period, or more than five (5) days in any 60-day period, will be considered an unauthorized occupant and a lease violation. - Yard Maintenance: Landlord is responsible for all yard and landscaping maintenance. - Cleaning and Condition: Tenant agrees to maintain the property in a clean and sanitary condition. o Property must be returned in substantially the same condition as received, excluding normal wear and tear. o Additional cleaning will be charged if necessary - Smoke and Odor Remediation: If there is evidence of smoking, vaping, or persistent odors (including unauthorized animals), Tenant agrees to pay all remediation costs, including but not limited to deep cleaning, carpet treatment, HVAC cleaning, odor removal, and repainting. A minimum charge of $500 will apply, with Tenant responsible for all actual costs exceeding this amount. - Damages: Tenant is responsible for all damages beyond normal wear and tear, including stains, burns, and neglect-related issues. - Lease Violations: Any violation of these terms may result in fines, additional charges, and/or termination of the lease in accordance with applicable law.
