Furnished academic-year lease, September 2026 June 2027 (~9 months). Slight flexibility on start/end dates. Utilities: electricity, gas, water/sewer, and internet (Verizon Fios gigabit) remain in landlord's name. Tenant pays a flat monthly utility fee covering usage up to seasonally-adjusted thresholds based on the prior 12-month average; tenant reimburses the landlord for unusually heavy overages. Final monthly fee determined ahead of lease signing. Renter's insurance required. Owner carries an umbrella policy in addition. Pets considered on approval refundable pet deposit applies (not pet rent). No smoking inside the home, ever. Outdoor smoking away from the porch is fine. Off-limits to tenants: the detached garage (owner storage) and the outdoor hot tub (locked, not maintained for tenant use). The home and full yard are otherwise yours. Cleaning included before tenant move-in and after tenant move-out. Landscaping and snow removal are covered by the landlord through contracted vendors no maintenance expected from the tenant. The working wood stove in the living room is available for tenant use on approval written operating instructions are provided. Garden: tenants are welcome to harvest and enjoy whatever ripens during the lease apples, peaches, cherries, sour cherries, dwarf Asian pears, elderberries, concord grapes, and the raised vegetable beds. A local property contact does periodic check-ins as part of the rental service.
