Additional Lease Terms: * 12 month lease required. * No pets permitted. * Smoking is not permitted inside the home or garage. Smoking is allowed outside only. Please dispose of all smoking materials properly. * The home includes a two car garage and a driveway that accommodates up to four standard sized vehicles. Street parking is permitted in accordance with HOA and local regulations. Vehicles may not block driveways and must be parked in the direction of traffic. * Tenant is responsible for all utilities. Utilities will stay in Landlord name. Utility email will be sent to renters monthly for payment. * Tenant is responsible for lawn care and routine yard maintenance throughout the lease term. * Tenant is responsible for complying with all HOA rules and regulations and for any fines or violations incurred during the lease term. * Rent is due on the 1st of each month. A $75 late fee will be assessed if rent is not received by 11:59 PM on the 3rd day of the month. Returned payments are subject to a $35 fee. * The landlord is responsible for repairs due to normal wear and tear. The tenant is responsible for repairs resulting from negligence, misuse, or damage caused by the tenant, occupants, or guests. * The landlord will conduct quarterly property inspections with reasonable notice to perform preventative maintenance, replace HVAC air filters, and assess the condition of the property. * Renters are required to get renter's insurance for the duration of the lease. * Guests staying more than 14 consecutive days or 21 total days within a 12 month period require prior written approval. * Tenants may paint, install temporary wallpaper, and decorate the home, provided the property is restored to its original condition and paint color before move out. * Professional carpet cleaning is required before move out, and a receipt must be provided.
