Lease terms

The following terms are based on our standard lease agreement: Lease Basics: Lease Duration: 12-month lease term required. Monthly Rent: $1,800, due on the 1st of each month. Security Deposit: $1,800. Late Fee: A $50 late fee applies if rent is not received within 5 days of the due date. What's Included: Utilities: Landlord pays for Electricity, Water, and Gas. Appliances: The unit comes with a Refrigerator, Stove, Air Conditioner, and Dehumidifier. Parking: One dedicated off-street parking space is provided on the left side of the driveway. Important Policies: Pet Policy: No pets are allowed. Smoking Policy: Absolutely no smoking or vaping of any kind is permitted on the premises. Subletting: Subleasing the apartment, including listing it on any short-term rental sites (like Airbnb), is strictly prohibited. Occupancy: The unit is intended for single occupancy. Any changes require written consent from the landlord. Tenant Responsibilities: Renter's Insurance: Tenant is required to obtain and maintain a renter's insurance policy with a minimum of $100,000 in personal liability coverage, naming the landlord as an "Interested Party." Proof of insurance is required before moving in. Maintenance: Tenant is responsible for keeping the premises clean and sanitary, managing trash and recycling according to local regulations, and promptly reporting any maintenance issues. Snow Removal: Tenant is responsible for removing snow and ice from their stairs and walkways. Apartment does not come furnished.
