Prior Rental History: Must show no evictions, no late payments, no lease violations, and no outstanding landlord balances. Maximum Occupancy: 2 persons per bedroom (per CA guidelines). Utilities: Tenant pays all utilities, including water, sewer, trash, gas, electricity, internet, and landscaping. Maintenance Responsibilities: Tenant responsible for basic upkeep, yard maintenance, replacing filters, reporting issues promptly, and preventing damage. No Smoking: Strict no smoking policy (including vaping and cannabis) anywhere on the property. No Subletting / No Airbnb: Subletting, short term rentals, or unauthorized occupants are strictly prohibited. Pet Policy: No pets preferred. If approved, additional pet rent + non refundable pet fee + increased deposit. Renter's Insurance: Required before move in. Must list landlord as additional interest. Move In Condition: Property delivered clean and in good condition; tenant responsible for maintaining same condition throughout tenancy. Lease Violations: Any violation (unauthorized occupants, pets, non payment, property damage, etc.) may result in immediate enforcement action per CA law.
