We are seeking responsible, detail-oriented tenants who will respect and care for the mechanical systems and grounds of this home as if they were their own. Mandatory Renter's Insurance: A comprehensive renter's insurance policy with a minimum of $300,000 in personal liability (including explicit dog coverage) is strictly required prior to move-in. Rigorous System Maintenance: Tenants are legally responsible for active, routine maintenance of the property's mechanical systems. This includes keeping the water softener salt filled at all times, changing system filters, and adding required monthly septic treatments to the toilets. Eco-Friendly Requirement: To protect the private septic system and the delicate river ecosystem, tenants are strictly required to use only septic-safe, eco-friendly, and biodegradable household cleaners and laundry detergents. Yard & Property Compliance: Responsibility for regular lawn care (mowing, weeding) and immediate pet waste cleanup is non-negotiabl e. Fines are actively enforced for unaddressed pet waste to ensure the grounds remain pristine. Strict Pet Policy: Up to two approved dogs are permitted with a $500 refundable deposit, a $200 non-refundable deep-cleaning fee, and an additional $150/month pet rent per dog. Absolutely no cats permitted. No Smoking & No Marijuana: Smoking of any kind is strictly prohibited inside the residence, and the cultivation or processing of marijuana/THC anywhere on the premises is completely barred.
