QUALIFICATION: Annual income must be greater than three times annual rent (monthly rent x 12) OR a larger security deposit. People with convictions of violent, drug-related, or sexually-related crimes need not apply. No minimum credit score required but negative reports from previous landlords is disqualifying. We verify rental history. TOURS/VIEWING: To schedule a tour, please email directly from your personal email account to Palatial Properties (email address below) a color scan or photo of a government issued ID, together with your first name and a working cell phone number. If you are concerned about identity theft, please feel free to mark-out any private numbers on your ID before emailing. Every adult wishing to take the tour must submit a copy of their ID. This requirement is for the safety of our staff and our tenants. APPLICATIONS AND APPLICATION FEE: There is a non-refundable $40 application fee that must be submitted with the application. We apologize but we do not accept Zillow applications. Applications are usually processed in three days. SPECIAL PROGRAMS: We apologize but we do NOT participate in HUD section 8 programs. We will lease to sheriff's deputy or police officer for $1000/month (discount). UTILITIES:: All utilities. Water, gas, and electric utilities are tenant's responsibility. YARD: Regular watering of grass and mowing yard is tenant's responsibility. PET FEE: The non-refundable pet fee ranges between $100 and $500 per pet. A full description of the pet, together with its shot record and photo, is needed before an exact amount is determined. RESTRICTIONS: Smoking of any kind is strictly prohibited anywhere on this property (inside and out). LENGTH OF LEASE: 1 year or longer so that the lease terminates during a summer month. STATUS: This property is currently occupied. Please do not enter the property without an appointment. We will not lease to anyone caught on property without an appointment.
