Lease Terms & Conditions 1. Lease Duration - Lease term: 12 months A month-to-month option may be available upon completion of the initial lease term, subject to landlord approval and written notice. - Military Clause: For active-duty military tenants, early termination is permitted in the event of deployment or official orders, provided early written notification and supporting documentation are submitted. No penalty will apply under these circumstances. 2. Rent- FULLY FURNISHED ROOM - Monthly rent: $1,100 USD - Rent due date: 1st day of each month - Late fee: $50 USD if rent is not received within 5 days after the due date Accepted payment methods: - Bank transfer - Check - Zelle 3. Security Deposit - Security deposit amount: $1,100 USD (equal to one month's rent) Due prior to move-in Fully refundable upon move-out, subject to: - Property inspection Deductions for damages beyond normal wear and tear Deposit will be returned within 30 days of lease termination, in accordance with applicable law 4. Utilities & Services Not included in rent: Water (charged based on utilization) Electricity (charged based on utilization) Internet: Optional and subject to separate arrangement or cost-sharing if elected 5. Use of Premises - Rental is for single occupancy only Tenant will have access to: 1. Private bedroom 2. Shared bathroom 3. Shared washer and dryer 4. Common living areas No official or commercial business operations are permitted on the premises 6. House Rules - No smoking anywhere inside the home - No pets allowed - Quiet hours are strictly enforced from 10:00 PM to 6:00 AM - Tenant is responsible for maintaining cleanliness in shared spaces and common areas - Respectful conduct toward other occupants is required at all times 7. Guests - Guests are permitted with reasonable notice - No overnight guests without prior landlord approval** - Approved guests may not stay more than 3 consecutive nights - Tenant is responsible for guest conduct at all times 8. Maintenance & Damages - Tenant must promptly report any maintenance issues - Tenant is financially responsible for damages caused by negligence, misuse, or guest actions - No alterations or installations may be made without prior written approval from the landlord 9. Termination - Written notice is required for lease termination in accordance with the lease term - Failure to comply with lease terms or house rules may result in early termination 10. Governing Law This agreement shall be governed by and interpreted in accordance with the laws of the State of Colorado
