Lease terms

Owner pays for water, sewer, and garbage service. Tenant is responsible for gas, electricity, internet, cable (if desired), and any other utilities not specifically listed above. Up to three pets are permitted with prior approval. Pet rent is $100 per pet, per month. Tenants are responsible for cleaning up after their pets and for any pet-related damage. No smoking, vaping, or recreational drug use is permitted anywhere on the property. A $2,000 security deposit and the first month's rent are due at lease signing. The security deposit is refundable, less any deductions for unpaid rent, excessive cleaning, damage beyond normal wear and tear, or other lease violations. Minimum lease term is 12 months, after which the lease will continue on a month-to-month basis unless otherwise agreed in writing. Additional Terms Rent is due on the 1st of each month via direct deposit, check or cash. Tenant is expected to keep the home clean and promptly report any maintenance or repair issues. No subleasing or short-term rentals are permitted. Tenant is responsible for reasonable care of the property throughout the lease term. This includes routine yard maintenance (mowing and watering). The owner will provide a lawn mower and basic gardening tools. Any alterations to the property, including painting, installing fixtures, or mounting televisions, require the owner's prior written approval.
