Month-to-Month Tenancy This lease shall be on a month-to-month basis and shall continue until terminated by either party in accordance with the terms of this agreement and applicable law. 30 Days in advanced notice. No Pets No inside pets of any kind are permitted on the property without the prior written consent of the Landlord. Lawn and Yard Maintenance Tenant is responsible for maintaining the lawn and yard, including regular mowing, trimming, and keeping the property clean and presentable. Because the property is located in a neighborhood with a homeowners association (HOA), Tenant agrees to comply with all applicable HOA rules and standards regarding property appearance and maintenance. Notice to Vacate Tenant agrees to provide at least thirty (30) days' written notice before vacating the property. Security Deposit If Tenant terminates the lease without providing the required notice or otherwise breaches the lease agreement, deductions may be made from the security deposit as permitted by applicable law. Any remaining balance will be returned in accordance with state law. Rent Due Date and Late Fees Rent is due on the ___ day of each month. If rent is not received by the third (3rd) day after the due date, a late fee of $50.00 will be assessed. In addition, a daily late fee of $35.00 may be charged for each day rent remains unpaid until payment is received, subject to any limitations imposed by applicable law. Nonpayment of Rent Failure to pay rent may result in notices, penalties, lease termination, and eviction proceedings as allowed by applicable law. Tenant acknowledges that eviction procedures must comply with state and local landlord-tenant laws.
