Lease terms

One-year lease required. The lease automatically continues month-to-month after the initial term unless properly terminated in writing. A minimum 30-day written notice is required before moving out. The owner pays for water, sewer, trash collection, and gas used for hot water. The tenant is responsible for separately metered electricity and any other personal services. Renters insurance with at least $100,000 in liability coverage is required throughout the tenancy. The security deposit is equal to one month's rent. A $50 late fee applies when rent is not received within the lease's grace period. Residents must keep the apartment clean, safe, sanitary, and free from excessive clutter. Damage caused by the tenant, household members, guests, or pets is the tenant's responsibility. Alterations, painting, new locks, or repairs require prior written approval from management. Only registered and operable passenger vehicles may be parked on the property. Smoking is permitted only in areas specifically designated by management.
