Tenant pays for PG&E (all electric) and wifi, owner pays for water, trash, and landscaping. Off-street outdoor parking for one midsize or smaller vehicle, no smoking of any kind (this includes cigarettes, marijuana, or vaping. It is not allowed inside the unit or outside on the property). Tenant has to get a PO Box for incoming mail. Options for box rentals are at USPS or UPS. Close to CSUC and Nord area but located in a quiet, upscale neighborhood.
Due to the size, the studio rental is only for one person, preferably someone quiet, doesn't have parties, and will be respectful of the garden area. No pets allowed, must have a credit score of 650 or higher, no evictions, no co-signers, a clean criminal background check, and proof of income to show 2.5x the amount of the rent. Acceptable proof of income would be 3 months of the most recent bank statements consecutively showing 2.5x the amount of the rent or three most recent pay stubs.
