LEASE DESCRIPTION AND TERMS The premises consist of a newly rehabbed three (3) bedroom, one (1) bathroom garden apartment located in the Jefferson Park / Portage Park area of Chicago, Illinois. RENT AND DEPOSIT Monthly rent is $1950 and is due on the first (1st) day of each month. A security deposit in the amount of $1950 is required prior to move-in. First month's rent and security deposit must be paid in full at lease signing. UTILITIES Landlord shall provide water and trash services. Tenant is responsible for gas, electricity, cable/internet, and any other utilities not specifically included. OCCUPANCY The premises shall be occupied solely by the individuals listed on the lease agreement. Subleasing or additional occupants are not permitted without prior written consent from the Landlord. MAINTENANCE AND CARE Tenant agrees to maintain the premises in a clean, safe, and sanitary condition. Tenant is responsible for any damages caused by negligence, misuse, or abuse beyond normal wear and tear. ALTERATIONS No alterations, improvements, or modifications to the premises shall be made without prior written consent from the Landlord. SMOKING POLICY This is a non-smoking unit.
