Carefully maintained 3 bedroom, 2 bathroom house with attached garage in a private area within East Brainerd. This house has been loved by the same wonderful couple for over 25 years. Plenty of lawn to create your own private sanctuary and happy place with all your feathered friends and other wildlife and garden. Rent is due on the 1st of the month and is paid electronically through Zelle. (Zelle does not charge either party a fee, and is used by banks including Suntrust and Truist.) No cash, no checks, no money orders. $1275 Security Deposit ($300 non-refundable) Non-Refundable Cleaning/Turnover Fee: $300 and $1275 First Month's rent due upon Lease signing. This is for a minimum of a 1 year lease. No smoking, no pets. $35 Application fee + Background/Credit check Application fee is non-refundable. Anyone aged 18 or above who will be residing at the property must apply (through Zillow). Tenant pays for all utilities, and is responsible for trash removal and lawn care. If you desire to have lawn maintenance, it is currently being done at $200/month. Renters insurance is not required, but suggested. Landlord pays for property taxes, insurance, and periodic septic pumping. General Requirements: -Must have good-excellent credit. Minimum credit score: 600 -Gross monthly income 2.5X monthly rent -No previous evictions -No criminal history -Section 8 is NOT accepted. Sequence of events 1. Email or text between tenant and landlord 2. Phone call between tenant and landlord 3. Tenant views property in person 4. Renter completes $35 application/background/credit check, and confirms email to run background check 5. Landlord calls references 6. Renter pays security deposit and pro-rated (if applicable) rent for the month 7. Tenant and landlord sign lease 8. Tenant receives keys, and moves in. Please do not send any deposit money to anyone before seeing the apartment. There have been over 100,000 fraudulent crimes so far in 2023 (according to a Hamilton County policeman) with someone claiming to be a landlord. The thief copies/pastes real listings, steals your money, and disappears.
