Lease Agreement Overview This lease agreement is for the rental of one private bedroom within the townhouse. The initial lease term shall be six (6) months. If both the Landlord and Tenant are satisfied with the arrangement and mutually agree to continue, the lease may be extended for an additional one (1) year. Thereafter, the lease may continue on a year-to-year basis unless terminated by either party in accordance with the notice requirements outlined in the lease. The monthly rent includes all utilities, and no additional utility fees or service charges will be assessed unless otherwise agreed to in writing. Rent is due on the date specified in the lease agreement. Upon signing the lease, the Tenant is reserving the room for their exclusive occupancy. If the Tenant signs the lease but fails to take possession of the premises on the agreed-upon move-in date, the Tenant remains responsible for paying rent and complying with all terms and conditions of the lease until the lease is lawfully terminated or a replacement tenant is approved by the Landlord. The Tenant agrees to maintain the room and all shared living areas in a clean, safe, and respectful manner. The Tenant is expected to comply with all house rules, respect the privacy and quiet enjoyment of other occupants, and promptly report any maintenance concerns. Smoking, illegal drug use, illegal activities, and unauthorized occupants are prohibited on the property unless expressly permitted in writing by the Landlord. Any damage beyond normal wear and tear caused by the Tenant or the Tenant's guests shall be the Tenant's responsibility. Additional terms and policies may be applicable upon signing the lease agreement.
