Rental Terms & Expectations Thank you for your interest in my condo. I am the owner and have intentionally priced the rent approximately $150 $200 below the current market rate because I am looking for a responsible, long-term tenant who will treat the home with care. Lease Terms Long-term lease preferred (12 months or longer). Monthly rent is due on time each month. Consistent, on-time payment is expected. Security deposit: 2.5 months' rent. The property must be kept clean and well maintained throughout the lease. Tenants are responsible for any damage beyond normal wear and tear, including damage to flooring, walls, doors, cabinets, countertops, or appliances. Utilities Tenant is responsible for gas and electricity. Water is included in the rent. ReservedParking is included in the rent. Pet Policy Maximum of 2 pets. Each pet must weigh 25 pounds or less. Pet deposit: $600 per pet. Pets must be well behaved and properly cared for. Cats must use a litter box that is cleaned regularly. Any pet odors, urine stains, or damage caused by pets are the tenant's responsibility. The home must remain free of pet urine odors and excessive pet hair. Any damage caused by pets, including damage to flooring, baseboards, doors, windows, walls will be the tenant's financial responsibility. Property Care This condo has luxury vinyl flooring and updated finishes. I am looking for tenants who will take pride in maintaining the home. Please: Avoid scratching or damaging the flooring. Don't leave water residue on the floor. It will damage the floor. Keep walls and appliances clean and in good condition. Promptly report any maintenance issues. Maintain the property in a clean, sanitary, and respectful manner throughout the lease. I value responsible tenants who communicate well, pay rent on time, and treat the property as if it were their own. In return, I strive to be a responsive and fair landlord.
