Lease terms

Lease will start with effective date (immediately or occupied) and ends June 30th, 2027. Next Lease will be July1st 2027 to June 30th, 2028, renewable annually. Two months local Bank statements required, a Branch must be physically present within 12 miles of this house. Owner will come to the Bank. Bank officials print and give directly inside the Bank. Owner collects Deposit for .. Water, drainage, Garbage pick up. As monthly bills arrive, Tenant pays the actual usage10 days before the Due Date. All utilities connect and paid, maintained by the Tenant. No added persons, relatives allowed to stay. Visitors allowed to stay maximum of seven nights in a calendar month, individual count or consecutive. No day living and walkaways.... During lease, any repairs, damages, caused, regardless of fault, Tenant pays 60 percent, owner pays maximum of 40 percent. All repairs must be addressed to the owner prior to repair by email or WhatsApp... Rent due on 1st of every month or earlier, with Zelle transfer. If recurring account transfer scheduled, ensure that transfer is completed on time; regardless of delays of Non working transfer days, Holidays, Weekends. Renters Insurance Premium difference will be collected from Tenant.
