Lease terms

1. Financial Terms & Baseline Qualifications Monthly Base Rent: $ due on the 1st of each month. Mandatory Monthly Pool Fee: $250.00 per month to cover scheduled weekly professional pool service and bi-annual filter cleanings. Mandatory Monthly Landscaping Fee: $120.00 per month to cover regular professional lawn care, weeding, and yard maintenance. Total Monthly Payment: due concurrently on the 1st. Security Deposit: $4999 Income Qualification: Tenant household must maintain a verified combined gross monthly income of at least two and a half times (2.5x) the base monthly rent ($12,497.50/month, rounded to $12,500.00/month). Credit Qualification: Tenant(s) must possess a minimum verified credit score of 700. 2. Move-In Rent Concession (1/2 Month Free) Concession Clause: As an explicit incentive for executing this lease while the Landlord is actively occupying and moving out of the property, Tenant shall receive a one-time rent credit equal to one-half (1/2) of the first month's base rent (a credit of $2,499.50). Application of Credit: This credit applies solely to the first full month of the lease term. The mandatory pool fee ($250.00), landscaping fee ($120.00), and security deposit remain due in full prior to move-in. 3. Solar System & PG&E "True-Up" Liability Account Transfer: Tenant acknowledges that the Premises is equipped with a solar photovoltaic system. Tenant agrees to transfer the Pacific Gas & Electric (PG&E) electric account into Tenant's name effective on the first day of the lease term. True-Up Responsibility: Tenant assumes 100% financial responsibility for all monthly PG&E minimum connection charges, actual electric usage charges, and the cumulative annual True-Up balance generated during the duration of their tenancy. Trailing Bills: If Tenant vacates the property prior to the annual PG&E True-Up billing date, Tenant remains legally liable for their pro-rated share of the accumulated True-Up balance up to the official lease termination date. 4. Professional Pool Maintenance & Tenant Duties Landlord Vendor Retention: Landlord shall select, manage, and pay a professional, licensed pool service vendor to perform weekly cleaning, chemical balancing, and periodic filter deep-cleans. Tenant is strictly prohibited from altering pool chemical levels or adjusting pool equipment settings. Tenant Daily Upkeep Duties: Tenant is responsible for maintaining the pool's water level at the midpoint of the skimmer tiles at all times (adding water via hose as needed) to prevent the filtration pump from running dry and burning out. Tenant is responsible for clearing heavy surface debris from the skimmer baskets between scheduled weekly service visits. 5. Landscaping Care & Groundskeeping Landlord Landscape Vendor: Landlord shall retain a professional lawn care service to handle routine mowing, trimming, and basic seasonal cleanup. Tenant Obligations: Tenant agrees to keep the front and back yards free of trash, clutter, and unapproved outdoor storage. Tenant must report any irrigation leaks or broken sprinkler heads immediately to the Landlord to avoid structural or water waste damage. 6. Negotiated Existing Furniture Care Addendum Inventory Schedule: Landlord and Tenant may mutually agree to leave specified pieces of the Landlord's existing furniture on the Premises for Tenant's convenience, as itemized in an attached "Furniture Inventory Schedule." As-Is Condition: All accepted furniture is provided in "as-is" condition. Tenant agrees to maintain said furniture in a clean, undamaged state, barring ordinary wear and tear. Tenant assumes financial liability for the repair or replacement cost of any inventory items damaged via abuse or neglect.
