Unit can come FULLY furnished (minus the child's room) If wanting to rent fully furnished (appliances and furniture)-rent will increase to $3200 per month Utilities: Tenant is responsible for establishing and maintaining all utility services in their name and for paying all utility charges during the tenancy. Utilities must be transferred into the tenant's name upon move-in, and landlord may request proof that utility accounts have been established. HOA Fees: Landlord is responsible for payment of all HOA dues and assessments. Renters Insurance: Tenant is required to maintain renters insurance throughout the tenancy and provide proof of coverage prior to move-in and upon renewal or request by the landlord. Smoking: Smoking and vaping are prohibited inside the residence, garage, and any other enclosed areas of the property. Pets: Cats are not permitted. A maximum of two dogs may be permitted subject to landlord approval. Approval may include a meet-and-greet to assess temperament and suitability. Approved pets require a $300 refundable pet deposit per pet and $25 monthly pet rent per pet. Parking: The property includes a one-car garage and driveway parking for one additional vehicle. Additional guest and community parking may be available within the complex, subject to HOA rules and availability. Occupancy: Only individuals listed on the lease may reside at the property. Guests may not stay more than 14 consecutive days or more than 30 total days in any 12-month period without prior written approval from the landlord. Unauthorized occupants may be required to complete an application, screening, and be added to the lease. Alterations: Tenant shall not make alterations, modifications, installations, or improvements to the property without the landlord's prior written consent. Carpet Care: If approved pets are kept on the property, tenant agrees to have the carpets professionally cleaned every six months and provide receipts upon request. Community: The property is located in a quiet residential community. Tenants agree to comply with all HOA rules and regulations and conduct themselves in a manner that does not disturb neighboring residents. Additional Information: Tenants are expected to maintain the property in a clean and orderly condition and comply with all lease terms throughout the tenancy. Security deposit AND first month's rent is due upon completion of lease signing.
