Other than last month's rent split over first 2-3 months if needed, no rent prorations preferred long term but I ask only for minimum 2 weeks notice. No smoking allowed inside, no drugs or criminal acts on property, respect & prior approval for guests. 1 Overnight guest allowed 3 nights per month for no additional fees unless damages are done/ exceptional amount of utilities are used. Must not have new overnight guests regularly unless blood relative or close friend for 5+ years. Renter bedroom is expected to be kept free from clutter over the floor, trash & dishes, floor swept & mopped & at least twice monthly, bathroom cleaned at least twice monthly. Shared cleaning responsibilities for kitchen & livingroom.

Also included furnishings in pic except for comforter since new dog claimed it (other linens available but you are welcome to use your own). Rent includes utilities including WiFi (Gig hardwired speed), space in a private/double car carport, shared spaces include use of full sized washer & drier, kitchen, livingroom, back patio & yard, potential to garden, coffee, trash bags & cleaning supplies for shared areas. There is reverse osmosis, ice machine, air fryer & coffee/espresso machine, George Foreman & outdoor charcoal grill (only used once). Minutes from grocery stores, downtown, restaurants & Centennial Park & the river. 45 minute drive to Fort Carson , Pueblo & the Pueblo Reservoir, 1 Hour to Salida & 1.5 hours to Buena Vista & 11 Mile Reservoir 2 hours to Denver International Airport

One working, respectful, environment- loving/conserving female professional; 1 older pittbull & 1 younger pittbull both love people but may be reactive to some other animals. The dogs are quiet except in play or outside when seeing other animals.
