One small dog may be permitted subject to owner's approval based on breed, temperament and suitability to property. The pet deposit is nonrefundable. Zillow's boilerplate inserts refundable, but the deposit is nonrefundable. No smoking or vaping inside or outside the house or on the owner's farm. No gun fire or fireworks on property. Events and loud gatherings are prohibited. Drugs are not permitted anyplace on the property. Law enforcement will be engaged immediately. Renter is responsible for electricity, heating oil, TV, cable and internet sources and weekly trash removal. No garbage/trash bags stored inside or outside on porches or yard. Weekly trash and garage removal is required. Water and sewer are provided; House is on a well and septic system. A maximum of three occupants is permitted due to a small septic system. (Two adults and one child.) NOTICE: RENTER is responsible for checking heating oil level and ordering oil to assure oil level is at a minimum of ten inches deep in tank; ORDER IMMEDIATELY at ten inches!! Ordering oil may take three weeks to deliver. RENTER is responsible for Bleeding and all other required service by a qualified heating mechanic if fuel oil runs too low and air or debris clogs the furnace. . The house is on a septic system. Only toilet paper, no feminine or personal care products in the commode. Renter will be responsible for clogged commodes. Water is provided by a well. A security deposit equal to one month's rent and the first month's rent are due at signing of lease. Lease term is for 12 months and subject to renewal. Maximum number of occupants is three persons due to small septic system. Overnight quests, in excess of three nights, require owner's approval. The office room designated by owner may not be used as a bedroom. Smoking and vaping are not allowed inside or outside on the property including owners farm. Subletting any portion of the house is prohibited. Pet, if approved, fee is nonrefundable. $250.00. Zillow's boilerplate is fixed with "refundable" pet fee and is superseded by Nonrefundable. Minimum age for signatory renter is 25 years old. Each occupant must complete credit and background checks. Owner will provide 24 hour notice for entering the house for pest control service, routine maintenance etc. and may enter house without renter's presence for these services. Emergency situations do not require advance notice. Yard work and chores do not require advance notice.
