The landlord will provide prior notice, except in the case of emergencies, where immediate access may be required. ii) The tenant must ensure their personal belongings are not obstructing access to areas requiring repair. e) Repairs due to Tenant Negligence: i) The tenant will be responsible for the cost of repairs resulting from negligence or misuse of the townhome or its appliances, fixtures, or systems. ii) If repairs are necessary due to the tenant's negligence, the cost of the repairs will be deducted from the security deposit, and if the deposit is insufficient, the tenant will be responsible for covering the remaining expenses. f) Emergency Repairs: i) In the event of an emergency repair (e.g., water leak, gas leak, electrical hazard), the tenant should contact the landlord or property management immediately. ii) The tenant may take reasonable steps to mitigate further damage until the landlord or authorized personnel can address the emergency. g) Maintenance Requests: i) The tenant may submit maintenance requests in writing or through the designated online portal, if available. ii) The landlord will provide information on how to submit maintenance requests and the expected timeframe for addressing each request. It is important for both the tenant and the landlord to communicate promptly and efficiently regarding maintenance and repair issues to ensure the townhome remains in good condition. By signing this lease agreement, the tenant acknowledges their understanding of their responsibilities and the landlord's obligations related to maintenance and repairs." 5.
