I'm looking for a responsible person/family that takes good and proper care of my house and lawn. It's a charming place, a unique design, and very peaceful. The Brooklyn elementary school and middle school is nearby and a free private High school for people living in Brooklyn CT. I would like you to be clean and please no smoking allowed in the house. I can rent the place with furniture and without it. There is in addition to 3 bedrooms, a completed basement that could be another bedroom or playroom. One side of the house is made out of windows so you have a beautiful view of the trees, falling leaves, thunderstorms, and snowflakes. All seasons are very romantic. In the spring you will hear the frogs chirping. The fireplace is a stonewall fireplace and makes reading comfortable. The ceiling is about 20 feet high, which makes the house spacious and special. I hope to find a person or family who will appreciate the beautiful house and respect it.
Utilities are not included, add about another $200-$400 (its an estimate) for electricity and internet. Depending on how much electricity you will use and how many people live in the house. Here is a rough estimate of a 4 head family, they paid an average of $300 per month for electricity for the year. The same for the oil.
This year I installed new ductless heat and air conditioning for every bedroom. For additional heat, the house has an oil tank.
You will have to find out what works for you and how much per month you will need to cover your needs.
Before you decide to see the house in person call Eversource in CT to find out how much they charge for electricity. For filling up the oil tank please call Hometown Oil for more information. The house also has a fireplace that uses propane that could be an additional heat source. In the fall and muggy month, the house will use occasionally a dehumidifier in the basement. Depending on how humid and wet the season is. This is normal for the area.
Important:
I will have to get a credit report and a background check done on all members that will move in, excluding children. I need to know where you work, see your pay stubs and call for references. I will also need references from your last landlord. If you can not provide any of the information, please don't waste my time and your time. I will not negotiate. Only see the house if you have a good credit report and you have the means and the time to take care of the place.
I hope you will stay for many years, but short term is good too.
I am flexible and we can negotiate on terms for the lease. Certain dogs are not allowed unless you have the proper insurance. I'll need proof of that.
If you are still interested after viewing the house, we will go on to the next stage. I will provide a sheet for interested people at the house including instructions for the next stage.
