Lease terms

This is a 12 month lease that is renewable upon agreement of signed parties Security deposit, first and last month due at signing In case of unresolved issues, both parties agreed to attempt mitigation first Intent to renew this lease agreement is to be communicated to landlord by month 10th of current lease Landlord pays for water Tenant(s) is/are responsible for heating and cooling In case of emergency, landlord reserves the right to access apartment with less than 24 hrs notice Tenant(s) is/are not to produce and/or share door codes and/or copy of keys to relative/friend Rent is due on 1st of every month. Payment not received by the 5th will be assessed a late fee of $25.00 due at the time the late payment is being rendered Renter(s) is/are responsible to dispose of trash in designated containers, Renter(s) is/are responsible to put trash out in timely manner to avoid unsanitary condition in and around the premises(yard/common area/ apartment) Renters to notify management of any system(plumbing, electricity, etc) issues within 24 hours. No smoking allowed(cigarettes, cigar, crack, marijuana, vapes and/or cocaine) within the dwelling, hallway and/or yard No loud or profanity laced music allowed(music is considered loud if it can be heard by others who are not in the apartment where it is being played) No pets allowed Guest(s) is/are anyone whose name is not included in the lease. The maximum allowable guest (s) stay is a week(7days). Any stay longer than a week require landlord's approval.
