House Rules & Tenant Responsibilities To help ensure a comfortable home and a positive experience for everyone, tenants agree to the following: Rent & Occupancy - Rent is due on the 1st of each month. - Only individuals listed on the lease may reside in the property. - Guests staying longer than 14 consecutive days must receive prior approval from the landlord. Respect for Neighbors - Please be courteous and respectful of neighbors at all times. - Quiet hours are from 10:00 PM to 8:00 AM. (M-F) 12:00am to 10:00 am (S-S) - Loud music, excessive noise, or disruptive gatherings are not permitted. Smoking - No smoking inside the condo. - Smoking is permitted outdoors only, and all cigarette butts must be disposed of properly. Pets - Pets are welcome with landlord approval. - A $30 monthly pet fee applies for each approved pet. - Pets must be cleaned up after at all times. - Excessive barking or aggressive behavior is not permitted. - Tenants are responsible for any damage caused by their pets. Care of the Property - Keep the condo clean and sanitary. - Promptly report any maintenance issues, leaks, or appliance problems. - Do not paint, install permanent fixtures, or make alterations without written permission. - Replace burned-out light bulbs and keep the property in good condition. - Any damage caused by negligence or misuse will be the tenant's responsibility. Parking - Use only the assigned covered parking space or park along the street (there is plenty of shaded parking space) - Park responsibly and avoid blocking neighboring spaces or driveways. Balcony & Outdoor Area - Keep the balcony clean and free of clutter. - Grilling is permitted, provided it is done safely and responsibly. - Do not throw or drop any objects from the balcony. Maintenance & Repairs - Do not attempt major repairs without landlord approval. - Notify the landlord immediately if something breaks or needs attention to prevent further damage. Move-Out - Return the condo in clean condition, allowing for normal wear and tear. - Remove all personal belongings and trash before vacating. - Return all keys, remotes, and access devices at move-out.
