LEASE TERMS: Lease through April or up to one year; must lease through winter. Fully furnished with all services/amenities except power use, $1050/mo. Fully refundable deposit of $800. No cleaning or other fees if left as found. A Zillow online application and credit/background check will be processed at a cost of $35 which I will reimburse to tenant. Verification of job/income, rental references, and interview are required. If credit score is below 660 a co-signer may be required. Students welcome. Renter's insurance is required. It is simple to get and about $150 per year in Montana for adequate coverage. I will reimburse $100 for your first year. It travels with you to your next home, and it provides liability coverage for us both which allows you to enjoy the farm beyond the cabin premises. This home is set up for single tenancy of a more temporary nature. Unpack your suitcase and stay awhile!

Rural retreat away from the fray. The 200 sq ft cabin feels spacious and bright with everything you need here away from it all. Paved access is excellent in winter and living is simple so you can focus on your thing. Enjoy space, relaxation, wildlife, and walks under the big sky. At the end of a short driveway you can bicycle one of the most cycled scenic byways in the Valley, or in 10 minutes be fishing or kayaking on the Gallatin River or hiking popular mountain trails. For skiing, you are 30 min from either Bridger Bowl or Big Sky. Paddleboard at nearby Hyalite Lake, float the Madison, or relax in the mineral waters of Bozeman Hot Springs with poolside summer entertainment 9 miles away. Nearby Gallatin Gateway enjoys popular local pubs, including weekly live bands and dancing. Everything is easy to get to in the Gallatin Valley, and the airport is 16 miles away. You are 77 scenic mountain miles along the Gallatin River to West Yellowstone and the Park.

Heat and AC: Snug and warm with several options available for heat, and quiet window air conditioner placed in summer through fall as needed. This is a more rustic and rural experience without auto climate-controlled central heat/AC; the metal roof brings with it the sounds of rain.
The kitchen is fully stocked with cookware, dinnerware, cleaning supplies and linens. It includes an electric stove top, microwave/convection oven, 24" under-counter refrigerator/freezer, coffee maker, and storage cabinets. The table creates a large work space with two large fold-down leaves, or there is a desk option available.
Bathroom includes a 3'x3' shower with linens and flushing toilet. Laundry is a small washer/dryer combo.
Bed options are a queen sofa bed with bamboo slat base, or a 3 ft wide loft with XL mattress; sheets and blankets provided. Closet storage is 36" armoire with 2 dozen hangers and 3 large drawers below. Room darkening shades.
Living room includes comfy sofa-bed, electric fireplace, and pull-down Smart TV.
Dedicated area for coats and boots.
Neighbors: Quiet retired owner and second individual tenant reside nearby on property. No barking dogs to be heard; quiet rural retreat is priority. Minimal farming and irrigation during growing season, livestock.
Showings: This will not be available to show until sometime in August, however, it is visible from the road and you may ask for the address if you wish to drive by and check things out.
