No smoking, vaping, or cannabis use in the unit. The tenant maintains the outdoor area immediately surrounding the unit. This is a septic property in a mountain setting. Applicants should be comfortable with the realities of mountain living, such as septic system care, Highway 9 conditions (including seasonal traffic, occasional closures, and associated weather-related risks), occasional power outages, winding roads, wildlife, and an uphill 5 to 10 minute walk to the nearest bus stop. Per the septic system's capacity, the unit is set up for a single occupant. No additional residents or subletting. The owners live on-site in connected, main house, and the larger property, including the beach and creek areas, is shared. Tenant is required to carry renter's insurance. Initial move-in payment is first month's rent, last month's rent, and a $500 security deposit. We prefer month-to-month for the first 6 months to a year, with longer lease terms considered after that.

The studio is attached to the main house and has its own private entrance. Due to the capacity of the property's septic system, occupancy is limited to one person. Please note the property has active remodeling work on weekdays, with associated daytime noise. We're looking for a tenant who enjoys quiet, peaceful living, is easygoing and considerate, will treat the home and shared property with care, communicates openly, and can comfortably afford the rent. Applicants who can provide positive references from previous landlords are encouraged to apply. We screen all applicants using the same written criteria, which we provide with the application.
