LEASE TERMS We are required to rent this home for a minimum of 30 days at a time. Please contact us if your stay does not quite meet this requirement. Monthly rate is for 5 guests max. No smoking, vaping, or e cigarettes allowed. No pets allowed. BOOKING & PAYMENT INFORMATION All guests over 18 years of age are required to apply, submit a valid ID, and sign a lease. Taxes and fees are included in the monthly rent. Security deposit required. Payments can be made via VENMO, PayPal, CashApp, or Zelle. The booking is NOT confirmed until all ID's are received, lease is signed, and security deposit has been received. Security deposit will be refunded upon completion of lease (less cleaning fee and any damage) within 14 days - otherwise it is non-refundable.

THE SPACE This beautiful house in Biloxi, Mississippi with 3 bedrooms and 2 bathrooms offers plenty of space for up to 5 guests to relax and sprawl out. The beautifully landscaped yard and shaded back patio offer up even more space. The house is fully equipped with everything need for friends and family to have fun relaxing stay. This home has been thoughtfully designed and renovated. Located just blocks from the beach, the open concept layout in this home is very functional. A neutral color pallet, high end finishes, and super-fast WIFI await inside. With everything located on one level, including laundry, this is the perfect home away from home. It is a safe, clean, and comfortable place to relax after a long day of work or exploring the Gulf Coasts many activities including; golfing, fishing, world class live music, gambling (12 casinos within an hour drive), carting, award winning dining, water sports, and more. AMENITIES Essentials (enough for 3 days) Fully equipped kitchen. Luxurious bathrooms - one with tub. High speed internet. Smart TVs. Comfortable couch and leather recliners. Memory foam mattresses. High-end linens. Elongated toilets in the bathrooms. Laundry on the main level. Access to the beautifully landscaped private back yard and patio. PARKING Parking is FREE. There is a dedicated spot (off street) for ONE vehicle. GETTING AROUND This house is walking distance to the beach, and less than 3 miles to the Mississippi Coast Coliseum and Convention Center. Within a five-mile radius you will find supermarkets and shops, as well as the Edgewater Mall. It's located near downtown Biloxi with short drives to neighboring communities such as Ocean Springs and Gulfport. A vehicle is not necessary but may be desired. Biloxi has a variety of ride share options including UBER and Lyft. GETTING THERE This house is an easy 25-minute drive from the Gulfport airport (GPT). It is also under 2 hours to New Orleans (MSY) or Mobile (MOB). You can also take the Amtrak from New Orleans or Mobile directly to Biloxi. Two trains per day. GUEST ACCESS Guests have access to the entire main house. There is a guest house on the property that may be occupied, but at no time with the tenants of the guest house enter the main house. We live in town and are available if needed. Please let us know if there is anything we can do to help during your stay. CHECK IN The entrance to the home has a keypad. We will provide the entry code (4-digits) on the day of your arrival. For guests arriving late, a flood light will turn on as you approach the door. Also, the keypad is lighted, but you must press any button (first) to get it to light up. Please refer to the Welcome Letter. It contains important information including the WIFI password, and other instructions like when to take out the garbage bins. RULES Treat this home as your own. Maximum 6 guests only. No smoking, vaping, or e-cigarettes allowed. Absolutely no unauthorized overnight guests. $100 minimum charge to mail any forgotten items. BOOKING REQUIREMENTS The security deposit and first month's rent are required to lock in the dates. For stays longer than two months, a lease is required. All guests must provide a valid ID and pass background and credit check. The security deposit will be refunded upon completion of lease (less cleaning fee any damage) within 14 days. PETS Pets are not allowed unless you inform us in advance that: 1. The pet is a service animal required because of disability. 2. Describe the work or task the animal has been trained to perform. You are not asked to explain the disability. We do not charge extra for a service animal, nor do we increase the security deposit. Guest(s) remains liable for any damage caused by people or the animal. Under the ADA, service animals must be harnessed, leashed, or tethered, unless these devices interfere with the service animals work or the individual's disability prevents using these devices. In that case, the handler must maintain control of the animal through voice, signal, or other effective controls. The animal must always be under control of the handler and never left alone at any time. If we discover a guest has misrepresented a pet as a service animal, we reserve the right to seek financial restitution, report fraudulent claims to government authorities, and evict the guest(s) without further notice. In the latter case, there will be no right to a refund for unused rent. OTHER/MISC You will hear the train several time a day - and sometimes at night. You may hear large airplanes flying over the house as the Airforce base is just blocks away. This house is in a hurricane zone. Pay attention to emergency information and alerts. We reserve the right to request you evacuate at any point during your stay. Cockroaches, lizards, and other insects are common in the south. The house is sprayed for bugs and termites, but they still may find their way in the house.
