Tenant will be required to exchange labor, including some horse care, yard maintenance and general fence repair and ranch maintenance in the amount of 20 hours minimum per month for a portion of the rent, at an agreed-upon hourly wage. The number of hours per month could vary with the time of year.
This rental property includes pasture, hay, shelter and water for one horse. The tenant is responsible for providing any other feed of their choice for their horse. Also, care for the horse is the responsibility of the tenant. Landlord is willing to discuss the possibility of a well mannered dog that could provide some companionship for my 4 year old, gentle retriever.
NOTE: The first two months will be on a month to month basis, and if all goes well for both parties, it will follow by a 10 month lease.

The tenant is responsible for half of the utilities. Smoking of ANY KIND is strictly prohibited on the premises. A garage is provided for one vehicle, and there is also parking available for a horse trailer. The tenant is responsible for maintaining a small rock garden off of the back deck, and shrubs in the front yard. All landscaping water is paid for by the landlord. The first two months are a month to month basis, with the required 30 day notice to vacate. If all goes well for both parties, a 10 month lease follows, at which time both the landlord and tenant are obligated to provide the other with a 60 day notice to terminate the lease.
