Lease terms

Monthly rent of $2,850, due on the first day of each month. A security deposit of $4,275 shall be paid prior to occupancy and held in accordance with New Jersey law. Tenant is responsible for all utilities, including electric, gas, water, sewer, cable, and internet, as well as lawn care and snow removal. The premises shall be occupied only by the approved tenants listed on the lease and may not be subleased without the landlord's written consent. Smoking is prohibited inside the property. Tenant agrees to maintain the property in a clean and sanitary condition, promptly report maintenance issues, and refrain from making alterations without written permission. Pets are not permitted without prior written approval from the landlord. Rent not received within five (5) days of the due date may be subject to late fees. Landlord may enter the property with reasonable notice for inspections, repairs, or showings, except in emergencies. Any violation of the lease terms, including nonpayment of rent or illegal activity, may result in termination of the tenancy as permitted by New Jersey law. If Tenant wishes to terminate the lease before the expiration date, Tenant must provide at least forty-five (45) days written notice to Landlord and shall remain responsible for rent and all lease obligations until the end of the lease term or until a new tenant approved by Landlord takes possession of the property, whichever occurs first. Upon expiration of the lease term, the tenancy shall terminate unless otherwise agreed to in writing by both parties.
