Move-In Amount Due: First month's rent: $3,000.00 Security deposit: $3,000.00 Total Due at Signing: $6,000.00 Property The leased premises consist of a fully furnished single-family home located in Basye, Virginia, containing approximately 1,735 square feet with four (4) bedrooms, three (3) bathrooms, and five (5) beds. Utilities Tenant is responsible for all utilities, including electricity, water/sewer, internet, cable, P.O. Box, and any other utility services unless otherwise agreed in writing. Trash Included in rental payment. Occupancy Only the following persons may occupy the property: TBD No additional occupants may reside in the home for more than fourteen (14) consecutive days without the Landlord's written approval. Use of Property The property shall be used solely as a private residence. No business operations, parties, or unlawful activities are permitted. Furniture Tenant acknowledges receipt of the home's furnishings and agrees to maintain them in good condition. A separate inventory checklist will be completed and signed at move-in. Maintenance Tenant agrees to: Keep the home clean and sanitary. Promptly notify Landlord of needed repairs. Replace HVAC filters as instructed. Be responsible for damage caused by Tenant, occupants, or guests beyond normal wear and tear. Landlord is responsible for structural repairs and major systems unless damage is caused by Tenant negligence. Lawn Care Tenant is responsible for lawn maintenance. Pets 1 dog permitted only with Landlord's written approval and any applicable pet fees or deposits. Smoking Smoking or vaping is prohibited inside the home. Late Fees Rent not received by the fifth (5th) day of the month may incur a late fee as permitted by Virginia law. Entry Landlord may enter the property with reasonable notice except in emergencies, as permitted by Virginia law. Alterations Tenant may not paint, remodel, install fixtures, or make alterations without written permission. Subleasing Subleasing or assigning this lease is prohibited without written consent. Default Failure to pay rent, violation of lease terms, or illegal activity constitutes default and may result in termination of this lease in accordance with Virginia law. Move-Out Tenant shall give 30 day notice and return the property in substantially the same condition as received, excluding ordinary wear and tear, with all keys, and furnishings returned.
