Repairs will be done by landlord and paid for by landlord unless it is found to be caused by tenant - (grease down sinks, or septic clogged by things not meant for septic, etc). No parties are allowed - we have neighbors who will let us know if there is a party going on. Landlord has a right to inspect property with a proper notice. If furniture or other supplies are damaged or broken by tenant, the tenant will pay to replace or repair if over damage deposit. No smoking. Tenants responsible for insuring personal belongings. NO washer and dryer hook ups.
