Rent, Utilities, & Lease Terms 1-Year Lease: This agreement requires a minimum commitment of a one-year lease. All-Inclusive Rent: Your monthly rent covers all utility costs (gas, water, electricity, and trash). There are no hidden or extra utility fees. Late Rent & Grace Period: Rent is due on the 1st of each month. We offer a 3-day grace period. If rent is not received by the end of the 3rd day, a $25 late fee will be applied on the 4th. Parking & Smoking Policies Street Parking Only: There is no dedicated on-site parking. However, our street is located in a quiet, safe, low-density residential neighborhood with ample, reliable street parking. Smoking Policy: Absolutely no smoking of any kind inside the property. Tenants are permitted to smoke outdoors only, specifically in the designated outdoor area right outside their door where they may set up a small chair. Guest & Pet Policies No Pets: Due to the compact size of the room, we maintain a strict no-pet policy. Single Occupancy Only: This room is strictly for one (1) occupant. Allowing another person to move in without written landlord approval is a material breach of the lease and grounds for eviction. Noise & Disturbance: To maintain a peaceful living environment, large parties, loud music, or excessive noise are strictly prohibited. Applicant Requirements & Screening To be considered for this room, all applicants must meet the following criteria: Proof of Income: Must provide recent consecutive pay stubs showing continuous employment with their current employer for at least the last 1 year. Credit History: Must have a steady credit score of 650 or higher. References: Background checks, credit checks, and positive professional/personal references are required.
