Lease Duration Minimum lease term: 4-6 months Longer stays are welcome and preferred Lease renewal options available based on availability Security Deposit A refundable one month security deposit is required prior to move-in. The deposit will be returned after move-out once the property has been inspected and confirmed to be in the same condition as provided, excluding normal wear and tear and subject to all lease requirements being fulfilled. Utilities & Services Utilities are included up to a $250 monthly allowance High-speed internet is included. Tenant is responsible for any excessive utility usage beyond the agreed allowance. Pets Policy Pets may be considered with prior approval. Maximum of one small, well-behaved dog may be accepted. For the safety and comfort of all residents, pets with a history of aggressive or unsafe behavior are not permitted. Additional pet deposit and monthly pet rent applies. Smoking Policy No smoking or vaping is permitted anywhere inside the property or within the building/community areas. Parking One attached garage parking space is included. Additional parking availability is subject to community rules. Maintenance Responsibilities Tenant is responsible for maintaining the property in a clean and respectful condition. Tenant agrees to promptly report any maintenance issues, damages, leaks, or needed repairs. Tenant is responsible for any damage caused by negligence, misuse, or unauthorized modifications. Move-In & Move-Out Expectations Property will be professionally cleaned and ready for move-in. Tenant agrees to return the property in the same condition as received, including furniture, appliances, and household items. A move-in and move-out inspection will be completed to document the property's condition and ensure proper care throughout the lease term. Additional Policies Only approved occupants listed on the lease may reside at the property. No parties or events are allowed. Quiet enjoyment of the community must be respected at all times. Tenant must comply with HOA rules and community regulations.
