Lease terms

Lease Terms & Property Policies * Minimum lease term is twelve (12) months. * Tenant is responsible for all electric and gas utilities. * Landlord will pay for water service. * Landlord will provide and pay for lawn and landscaping maintenance. * The apartment is being rented fully furnished. Temporary Vacancy Requirement * Tenant will be required to vacate the property for approximately two (2) weeks during April to accommodate planned work or improvements. * In consideration of this temporary vacancy, Tenant will receive one (1) month of rent at no charge. Pets * Up to two (2) pets are permitted. * A one-time, non-refundable pet fee of $250 per pet will apply. * Pet rent of $25 per pet, per month will apply. * Tenant is responsible for any damage caused by pets. Parking * Tenant will have access to a shared driveway with space for at least two (2) vehicles. * Vehicles may not block access to any other authorized users of the driveway. Property Rules * Smoking is not permitted anywhere on the property. * Painting, remodeling, alterations, or any other changes to the property are not permitted. * Tenant is expected to maintain the property in a clean and reasonable condition throughout the lease term. * Tenant must maintain renter's insurance throughout the lease term and provide proof of coverage upon request. Damages * Tenant is responsible for the cost of repairing any damage to the property, furnishings, appliances, fixtures, or landscaping that exceeds normal wear and tear. * Any damage caused by the Tenant, occupants, guests, or pets will be the responsibility of the Tenant.
