General Rules The premises are for single occupancy only. Only the named tenant may reside in the property. No additional occupants or subleasing are permitted without the landlord's prior written consent. Guests may visit for reasonable periods but may not establish residency. No Smoking Policy Smoking is strictly prohibited anywhere inside the carriage house. The tenant is responsible for any costs associated with cleaning, deodorizing, or repairing damage resulting from smoking. Utilities and Internet The monthly rent includes the following: Single off-street parking spot Electricity Water and sewer Trash and recycling service High-speed internet/Wi-Fi The tenant agrees to use utilities responsibly and avoid excessive or wasteful consumption. The landlord reserves the right to address unusually excessive utility usage that is inconsistent with normal residential use. Internet service is provided as a convenience. While the landlord will make reasonable efforts to maintain service, uninterrupted access, specific speeds, or compatibility with all devices cannot be guaranteed, and temporary outages do not constitute grounds for rent reduction. General Use The premises shall be used solely as a private residence. The tenant agrees to maintain the property in a clean and sanitary condition and promptly report maintenance issues. The tenant shall comply with all applicable laws and community rules and shall not create excessive noise or disturbances that interfere with neighboring properties. Compliance Failure to comply with these lease terms may constitute a breach of the lease and may result in enforcement actions as permitted under the lease agreement and applicable law.
