Rent & Payment: Monthly Rent: $1,050.00 Due Date: 1st of each month. Late Fee: $100 after the 3rd day of the month. Payment Method: Zillow online payment, or Zelle, or other agreed digital method. 3. Security Deposit: Waived. 4. Utilities & Internet: All included in rent (electricity, trash, water, Wi-Fi). Tenant agrees to use utilities responsibly and conserve energy. 5. Room & Property Use: Room is for one occupant only Tenant may bring personal furnishings or decor (no large appliances). No smoking inside, no drugs, or illegal activity on the property. No pets allowed (two dogs already reside in the home). 6. Guests: Guests permitted; no long term stays over 14 nights. 7. Shared Spaces: Tenant has access to shared kitchen, living room, dining room, half bath, laundry, and backyard. All common areas must be kept clean after each use. Respect quiet hours between 11:00 PM 8:00 AM 8. Parking: Street parking only; first come, first serve. 9. Cleanliness & Maintenance: Tenant responsible for keeping their room clean and tidy. Report maintenance issues promptly. No alterations to property without approval. 10. Move-Out Terms: Provide 60 days' notice before move-out. Room must be cleaned and free of personal belongings.
