I'm very detailed and professional when it comes to renting a room in my house/home from me. This is a legitimate posting for a legitimate place. The reason I do not put my address is to be cautious and thrrefore I do like to meet the person first in person at a local public place and meet face to face first then if we are both at ease with proceeding then I have the person follow me to the house to see it and the room for rent. I I probably ask for a lot more information than most people do especially since I will be living in my home with the person. I have many years of experience in living with roommates some have been long-term in some short-term. I do initiate applying for this room for rent with a "compatibility" questionnaire to see if we are a good fit first before having a person fill out the application (even if it's for a shorter-term stay). This would help eliminate wasting each other's time. This would be ideal for a traveling professional who is on a long-term assignment for their company yet I am open to a long term rental for the right person who would be a good fit for this household. The applicant is made aware that the room is already furnished.. so if someone decides to stay long term they needs to consider that the furniture will remain unless there's a medical or physical reason that someone has to have their own bed I can be accommodating. There is an application fee if the applicant has decided they would like to rent the room .. the application fee will be $75 dollars as well as a deposit of $500. Also the last month is to be paid up front (which will be kept in a separate untouched savings account). Background Screening Disclosure: The Landlord hereby notifies the Applicant that a comprehensive US background check will be conducted as part of the application process. This screening may include, but is not limited to, a review of the Applicant's credit history, criminal background records, eviction history, employment verification, and prior rental references across all United States jurisdictions. This process may take around 2 weeks give or take. Questions and discussion are welcome. An application is required to be filled out and also a innovative compatibility questionnaire is used to allow both landlord and potential renter to determine compatibility and get acquainted. Also a house rules agreement will be provided upon acceptance. All these documents will be addendums as part of the lease. All the documents have been attorney approved. The landlord/homeowner also uses her own lease agreement and applicant will be given that one to sign upon move in. Upon request at any time by applicant all documents may be made available for review.
