Lease terms

Owner pays utilities. 1st months rent and deposit required before move in. 30 day minimum stay. Sublet allowed but it must be disclosed before beginning. Anyone 18 years or older staying 5 days or more in the unit must be disclosed. Each tenant equally responsible for full rent payment, when multiple tenants. Payment will only be accepted from one tenant. No Smoking $250 cleaning fee Tenants with pets are responsible for cleaning up after their pets with bags, and disposing of the waste in the bags in the weekly garage cans. Pet clean up must be performed prior to lawn service. Administration Fee: for background and credit check via Apartments com Tenant is responsible for purchasing/replacing light bulbs and batteries during the stay. Tenant is responsible for scheduling and any associated fees for a locksmith if necessary during the stay. Tenant responsible for 25% of cost for all repairs for damage caused by tenant(s) or guests. All damages must be reported to landlord. Damage not reported will result in an additional $100 charge plus the full cost of the repair. The Lease takes priority over (usurps) all other documents when in question. Landlord or a representative has the right to enter the property with 24 hours notice per Washtenaw County law.
