LEASE LENGTH Twelve month lease. Shorter terms considered on a case by case basis. AVAILABLE Available now. Immediate move in. MONTHLY RENT $1,495 per month, all bills paid. Electric, water, trash, and high speed WiFi are included. No separate utility bills. MOVE IN COST First month's rent of $1,495 plus a security deposit of $1,495. Due at lease signing. RENT PAYMENT Due on the 1st of each month. Late fee of $75 after the 3rd. Payment by bank transfer or Zelle. OCCUPANCY Maximum 2 occupants. FURNISHINGS The unit is rented furnished. A written furnishings inventory is signed at move in and the items remain the property of the owner. PETS One pet maximum, cat or small dog under 40 lb. $300 non-refundable pet fee plus $25 per month. Assistance animals are not pets and are not subject to these fees or restrictions. SMOKING No smoking or vaping inside the unit or on the property. RENTERS INSURANCE Required, with a minimum of $100,000 in liability coverage. Proof due before move in. UTILITIES All included in rent. Tenant agrees to reasonable use and to keep the thermostat between 65 and 80 degrees. MECHANICAL ACCESS The unit contains the water heater and electrical panel. Tenant keeps 36 inches of clear space in front of this equipment and does not use the mechanical closet for storage. Owner may enter with 24 hours notice to service it, or immediately in an emergency. SUBLETTING No subletting and no short term or vacation rental use.
