Lease terms

1. Utilities Responsibility: Tenant is responsible for all utilities, including electricity, water, and trash. Water service is through Rural Water District 7, and electricity is through PEC in Ada. Utilities must be transferred into the tenant's name prior to move-in and maintained throughout the lease term. 2. No Smoking: No smoking of any kind is permitted inside the home. 3. Lawn Care: Tenant is responsible for routine lawn care and maintaining the full 5-acre property. If maintenance falls behind, lawn service may be arranged and billed to the tenant. Professional lawn care can average around $500/month during peak summer. Tenant may also opt to have lawn care arranged for an additional monthly charge. 4. Move-In Costs: First month's rent and security deposit are due at lease signing. 5. Lease Term: Initial lease term is 12 months, after which it will convert to a month-to-month agreement. 6. Subleasing: Subleasing is not permitted. 7. Appliances: Tenant must provide their own refrigerator and washer/dryer. 8.
