Lease terms

Rental Details Monthly Rent: $3,100 Security Deposit: $3,100 or the same as the monthly rent Pet Rent: $35 per pet, per month HVAC Filter Service: $17 per month (filters are replaced every three months; the monthly fee covers this maintenance service) Utilities: Tenant is responsible for all utilities Lease Term: Minimum one-year lease Renter's and Pet Insurance: $300,000 liability coverage required Qualification Requirements Minimum 700 credit score No bankruptcies No evictions Gross monthly income of at least 4 times the monthly rent House Rules No smoking or vaping inside the home or within 50 feet of the property No subleasing, including additional roommates, Airbnb, house swaps, or similar arrangements No business operations conducted from the property (working remotely with email and phone calls is permitted; meeting clients at the property is not) No marijuana/cannabis cultivation or illegal drug use No animal fostering is permitted on the property. Sprinkler heads and sprinkler systems will not be repaired, replaced, or maintained by the landlord. Tenants are responsible for maintaining the landscaping, including the lawn, trees, shrubs, bushes, weeds, and grass as needed to keep the landscaping in good condition.
