Lessee shall provide Lessor with proof of insurance. Said policy to have a minimum of Three Hundred Thousand Dollars ($300,000) in Personal Liability coverage against claims for bodily injury, death, or property damage occurring on, in, or about the Leased Premises and the adjoining streets, sidewalks, and passageways, and One Thousand Dollars ($1,000) in medical expenses coverage. Every such policy shall contain, to the extent obtainable, an agreement by the insurer that it will not cancel such policy except after 10 days' prior written notice to Lessor. $500 nonrefundable cleaning fee to be deducted from Security deposit upon move out and termination of rental agreement.
