All prospective tenants must apply directly through the provided Zillow application link to be considered. Lease Terms & Strict Rental Criteria Lease Term: 12-Month (Extendable in 12 month intervals) Monthly Base Rent: $3,450.00 per month. Refundable Security Deposit: $5250 (Equivalent to 1.5x month's rent, due at lease signing). Refundable Pet Deposit: $500.00 (Due at signing, if applicable). Pet Limit: Maximum of 2 pets - Consideration given for either two (2) small pets (cats or small dogs under 25 lbs) OR one (1) large dog (up to 50 lbs max). Monthly Pet Rent: An additional $50.00 per month, per pet will apply. Income Requirement: Verifiable gross household income must be at least 3 times the monthly rent ($10,500/month or $126,000/year). Credit Standards: Minimum credit score of 680 with an excellent payment history. No history of evictions, open bankruptcies, or outstanding landlord debt. Background Check: Comprehensive credit, criminal, and eviction screening is required for all occupants aged 18 and older. Verifications: Clean, verifiable rental history from previous landlords and current employment/income verification (paystubs, W-2s, or tax returns) required. Move-in Requirements: Signed written move-in condition checklist, proof of active renters insurance policy, and full move-in funds cleared prior to key handover. Tenant Direct Accounts: Tenant is responsible for establishing accounts and paying for all electricity natural gas/heat, Sewage, Garbage and Internet. Pet Rules: Regular pet waste removal from the fully fenced yard is required at least weekly. Standing food or water bowls are prohibited on the exterior Trex deck. Standard insurance breed restrictions apply. Renters Insurance Mandate: Tenants are required to maintain a valid renters insurance policy throughout the entire lease. Landlord must be listed as an "Interested Party" on the policy. Pet Liability Coverage: The renters insurance policy must explicitly cover animal liability, including property damage, deep-set odors, and any pest or flea/tick infestations resulting from the pet. 100% Smoke-Free / Vape-Free: Smoking, vaping, or burning of any substance including tobacco and cannabis/marijuana is strictly prohibited inside the home, garage, porch, and deck areas. Remediating any smoke damage or odor will be deducted from the security deposit. No Subleasing: To maintain the quality and community standards of the home, subleasing is strictly prohibited. HOA Dues: Monthly HOA dues are paid entirely by the landlord and are included in the base rent price. Renter will follow all HOA rules as per guidelines and is responsible for maintaining front and back yard as per HOA standards.
