Lease terms

Tenant Responsibility Disclosure 1. General Care of the Property Tenants must maintain the home in clean, sanitary, and orderly condition at all times. This includes preventing excessive moisture, mold, or pest issues through proper cleaning and ventilation. Tenants must promptly report any maintenance concerns, leaks, or safety hazards to the landlord to prevent further damage. 2. Utilities Unless otherwise stated in the lease, tenants are responsible for establishing and paying for all utilities associated with the property, including: Electricity Water and sewer Trash service Internet and cable Utilities must remain active throughout the entire lease term. 3. Routine Maintenance Tenants are responsible for basic upkeep tasks, including: Replacing HVAC air filters on the required schedule Replacing interior light bulbs Keeping smoke detectors unobstructed and notifying the landlord if they malfunction Preventing clogged drains by using plumbing fixtures properly Maintaining cleanliness to avoid pest activity 4. Lawn and Exterior Care Tenants are responsible for: Regular lawn mowing Leaf and debris removal Basic upkeep of flower beds and exterior areas Keeping porches, patios, and walkways clean and free of clutter 5. Pets Tenants must comply with all pet rules outlined in the lease. This includes: Cleaning up pet waste immediately Preventing damage caused by pets Paying any required pet fees or deposits Ensuring pets do not disturb neighbors 6. Damage and Repairs Tenants are financially responsible for: Damage caused by misuse, neglect, or accidents Damage caused by unauthorized occupants or guests Costs resulting from failure to report issues in a timely manner Any repairs needed due to improper use of appliances, fixtures, or systems Normal wear and tear is excluded. 7. Safety and Security Tenants must: Keep all doors and windows locked when away Not tamper with smoke or carbon monoxide detectors Use the property in a safe and lawful manner Report any security concerns promptly 8. Move Out Requirements At the end of the lease, tenants must: Leave the property clean and free of trash Remove all personal belongings Follow the move out cleaning checklist provided in the lease Return all keys, remotes, and access devices Failure to meet these requirements may result in deductions from the security deposit.
