Lease terms

Lease term: 12-month lease preferred. Shorter lease terms may be considered on a case-by-case basis. Utilities: Tenant pays all utilities directly, including electricity, gas, water/sewer, internet, cable/streaming services, and any other services used during the lease term. Lawn mowing and trash service included. Tenant is responsible for setting up utilities in their name before move-in where applicable. Renters insurance: Tenant is required to maintain renters insurance during the full lease term, including personal property and liability coverage. Proof of insurance is required before move-in. Security deposit and fees: Security deposit, pet terms, and any applicable fees will be disclosed before lease signing and must comply with Maryland and Montgomery County requirements. Pets: Pets considered on a case-by-case basis with prior written approval. Additional pet deposit, pet rent, or pet terms may apply, subject to applicable law. Unauthorized pets are not permitted. Smoking: No smoking or vaping inside the property. Furnished rental: Property is rented furnished. Tenant is responsible for maintaining the furniture, appliances, fixtures, and home in good condition, except for ordinary wear and tear. Tenant screening: Applicants will be screened based on income, credit history, rental history, employment/income verification, background information where permitted, and references. Minimum verifiable gross household income of 3x monthly rent is preferred. A reusable tenant screening report may be considered if it meets applicable Maryland requirements.
