Lease terms

Lease Duration: This lease agreement is for a fixed term of 12 months, starting from the agreed-upon move-in date. The lease will automatically terminate at the end of the 12-month period unless renewed or extended by both parties. Rent Payment: Rent is due on the first day of each month and payable by direct deposit. Late payments may incur a late fee of $100 if not received within three days after the due date. Security Deposit: A security deposit of $750 is required at the time of signing the lease. The deposit will be returned within seven days after the lease ends, minus any deductions for damage, unpaid rent, or other obligations outlined in the lease. Smoking Policy: Smoking is strictly prohibited inside the property. Smoking is allowed only in designated outdoor areas. Tenants who violate this policy may face penalties or termination of the lease. Parking Policy: Tenants can park in the driveway ensuring there are spaces for other tenants. Visitors must park off the street and avoid blocking driveways or mailboxes. Renter Responsibilities: Renters are responsible for keeping the property clean, well-maintained, and free from damage. Renters must promptly report any maintenance issues or repairs needed. Tenants must adhere to all house rules and maintain a quiet and respectful environment. Pets: pets are not allowed in the property Termination/Break Clause: Either party may terminate the lease before the end of the term by providing 60 days notice. Early termination may be subject to a penalty fee of $750 Renewal: At the end of the lease term, the lease may be renewed with the agreement of both parties. Renewal terms must be agreed upon in writing prior to the lease expiration date.
