Lease Terms: Lease Duration: 12-month lease required Property Address: 9892 Allendale Street, Wesley Chapel, FL 33545 (hereinafter referred to as the "Property") Monthly Rent: $2,200 due on the 1st of each month (includes HOA fees and internet service) Security Deposit: $2,200 due prior to move-in Application: Credit, background, and income verification required Payment Terms: Rent must be paid online (Zillow preferred) 5-day grace period; $75 late fee applies after the 5th day No partial payments without prior written approval Utilities: Tenant is responsible for payment of all utilities, including but not limited to electricity, water, and trash Internet service is included through the HOA and provided at no additional cost to tenant Landlord does not guarantee the speed, quality, or uninterrupted availability of HOA-provided internet service Any service interruptions, outages, or performance issues with HOA-provided internet shall not be grounds for rent reduction, credit, or lease termination Pet Policy: Pets considered on a case-by-case basis Non-refundable pet fee applies Unauthorized pets are not permitted Smoking: No smoking allowed inside the property Maintenance: Tenant responsible for basic upkeep (light bulbs, air filters, cleanliness) Tenant must report maintenance issues promptly Failure to report needed repairs in a timely manner may result in tenant being held liable for additional damages Property Use: Residential use only No subleasing or short-term rentals (Airbnb, etc.) Occupancy limits apply Move-In Requirements: First month's rent and security deposit due before move-in Lease must be signed prior to receiving keys Additional Terms: Renter's insurance may be required Property must be returned in same condition as move-in, excluding normal wear and tear Early termination subject to lease terms and fees
