Lease terms

Lease Terms * Minimum 12-month lease. * Rent is due on the 1st of each month. * Late fees apply as stated in the lease. Application Requirements * Zillow application is required for each adult (18+) who will occupy the property. * Background, credit, income, and rental history verification are required. * Government-issued photo ID is required before lease signing. * Income verification (recent pay stubs, W-2s, or tax returns for self-employed applicants) is required. * Good Credit * Stable employment history and positive rental references are required. Property Rules * No pets permitted. * No smoking or vaping is permitted inside the home or garage. * No illegal drug use or illegal activity on the property. * No subleasing or short-term rentals (including Airbnb or VRBO). Maintenance * Tenant is responsible for maintaining the front, side, and backyard landscaping. * Tenant is responsible for replacing HVAC air filters as needed. * Tenant must promptly report maintenance issues to the landlord. Insurance * Proof of renter's insurance is required before move-in and must be maintained throughout the lease. Utilities * Tenant is responsible for all utilities, including water, sewer, garbage, electricity, natural gas Move-In Requirements * First month's rent. * $3,000 security deposit. * All move-in funds must be paid before keys are released. * The property will be professionally cleaned prior to move-in and must be returned in substantially the same condition, allowing for normal wear and tear. Showings * Showings are available by appointment only after a completed Zillow application has been received and reviewed.
