Lease terms

Minimum 12-month lease. No smoking or vaping anywhere inside the house and garage. No trampolines are permitted. Up to two approved small pets are allowed, subject to the stated pet deposit and monthly pet rent; no animal breeding is permitted. Assistance animals are handled in accordance with applicable law. Tenant is responsible for electricity, natural gas, internet, telephone, and any other optional services and must place electric and gas service in the tenant's name effective no later than the first day of the lease. Water, sewer, and trash accounts will remain in the landlord's name; tenant will reimburse the actual billed charges, including tenant-requested excess or oversized trash pickup. Landlord pays the HOA assessment. Eligible occupants may use all four Highlands Ranch recreation centers at no additional charge, subject to HRCA rules and registration requirements. A dryer is currently installed. A washer is not presently at the property but will be provided by the landlord at no additional charge upon the tenant's request. Alternatively, tenants may provide their own washer and/or dryer. Any tenant-provided appliances remain the tenant's personal property and must be removed at move-out unless otherwise agreed in writing. Tenant is responsible for any damage caused by installation, use, or removal of tenant-owned appliances. Tenant is responsible for routine exterior upkeep, including mowing, weed removal, ordinary yard care, and snow and ice removal. Landlord will arrange access as reasonably necessary for sprinkler activation and winterization, landscape trimming, inspections, maintenance, and repairs, with reasonable advance notice except in emergencies. Tenant must promptly report maintenance concerns and provide reasonable access for repairs by the landlord, contractors, or home-warranty service providers. Tenant must maintain renter's insurance throughout the lease term, including personal liability coverage and provide proof of coverage before move-in and upon renewal. Landlord and property owner should be listed as an interested party or additional interest for notification purposes only.
